Tile in the Park Cities
University Park sits on the Dallas North Tollway, U.S. 75 and Loop 12, about five miles north of downtown Dallas, and has about 25,300 residents (Census estimate). Together with Highland Park it makes up the Park Cities, which share the Highland Park school district. Spanish and Mediterranean-style homes here were often designed around their tile roofs, so a repair or replacement has to keep the look the house was built with.
The roof under the tile wears out first
Clay tile can outlast the house. The underlayment and flashing under it don't. When they fail, water gets in even though the tile looks perfect from the sidewalk. If the tile is sound, a lift-and-relay keeps your original tile: we remove and stack it, replace the underlayment and flashing, and lay the same tile back. Read how that works in our lift-and-relay article and on tile repair and reset.
Clay, concrete and mixed roofs
| Tile | What we watch for |
|---|---|
| Clay tile | Cracked pieces, broken barrel caps, slipped tile from failed fasteners, and mortar at hips and ridges |
| Concrete tile | Surface wear and fading, cracks from hail or foot traffic, and weight on older framing |
| Mixed repairs | Patches done with the wrong profile or color over the years; we sort out what can be matched |
For replacements and matching we look at makers such as Ludowici, Eagle and Westlake Royal, and at salvage stock for discontinued profiles.
Hail near University Park
NOAA's Storm Prediction Center logged 1-inch hail 4 miles north-northwest of University Park on May 22, 2026. Over a longer window, NOAA's Storm Events Database lists 13 reports of golf-ball size or larger hail within about 10 miles from 2016 through September 2026, including 3-inch hail near Carrollton on June 6, 2018 and 2.25-inch hail near Richardson on September 24, 2023. Hail breaks tile, but so do roofers, cable installers and old fasteners. If you file an insurance claim, we document the damage and meet your adjuster on the roof. Texas law requires you to pay your deductible, and a contractor may not waive, absorb or rebate it. We never will.
How we inspect a roof you can't walk like a shingle roof
Slate and tile break under the wrong footstep, so a careless inspection can cause the damage it's looking for. We plan a walk path, step only where the pieces are supported, use roof ladders and pads where needed, and fly a drone over the areas that aren't safe to walk. Every inspection comes with a free digital photo report, so you see what we see. The report separates old breaks, fresh breaks and installation problems, because they lead to very different answers.
Teardowns, additions and new tile
University Park has seen a lot of rebuilding. When an addition or a new house needs tile to match an older neighbor or the original wing, we work from the existing tile's profile, color and exposure so the new roof doesn't stand out.
