EPDM pros and cons
- Pros: flexible, long track record, large sheets with few seams, easy to repair
- Cons: black EPDM absorbs heat (white EPDM exists); seams are taped or glued rather than welded
Repair or replace?
Many EPDM problems are at seams, flashings and penetrations, and those can be repaired. If the membrane has shrunk away from walls or is brittle, replacement or a coating may be better. Every inspection comes with a free digital photo report, so you see what we see.
Replacing EPDM
Options include new EPDM, a reflective TPO, or PVC. Carlisle and Firestone/Holcim (Elevate) are major EPDM makers.
