Why TPO fits North Texas
- White, reflective surface that helps keep the building cooler in summer
- Heat-welded seams, fused with hot air rather than glued or taped
- Flexible through Texas heat and the occasional hard freeze
- Repairable: patches and seams can be welded later
The choices that make a TPO roof
| Choice | Common options | What it changes |
|---|---|---|
| Membrane thickness | 45, 60 or 80 mil are common | Thicker membrane means more material over the reinforcing scrim and more puncture and hail resistance |
| Attachment | Mechanically attached, fully adhered, or induction-welded plates | Wind uplift, flutter and how it suits the deck |
| Insulation | Polyiso in one or more layers, often tapered for drainage | Energy code, drainage and a firmer base |
| Cover board | Gypsum or high-density board over the insulation | Hail and foot-traffic resistance, and often warranty terms |
| Warranty | Manufacturer system warranties, including NDL | What the manufacturer requires in the spec and inspects |
General options. The exact membrane, attachment, insulation and warranty for your roof are in the written quote.
Details make or break a flat roof
Most flat-roof leaks start at edges and penetrations, not in the field. Parapets get wrapped, inside and outside corners are built or pre-formed, curbs are flashed up their full height, drains and scuppers are set and sealed, and edge metal holds the perimeter in wind. On our TPO job at a pueblo-style flat-roof home east of Decatur, that meant several parapet levels, skylight curbs and scuppers, the same detailing we use on commercial roofs.
Recover or tear-off?
A recover puts TPO over the existing roof when it's dry and code allows another layer. Wet insulation has to come out. We walk the roof, fly a drone for photos of areas that are hard to reach safely, and run drone thermal (infrared) scans that help show where water has gotten under the surface. We show you which areas are wet before you decide.
TPO repairs
- Open seams re-welded
- Punctures and hail fractures patched
- Flashings rebuilt at curbs, walls and drains
- Ponding corrected with tapered insulation or added drains
We offer same-day response in almost every case, and we answer leak and storm calls 24/7.
TPO, PVC, mod bit or a coating?
Near restaurant exhaust or chemicals, PVC holds up better. With heavy foot traffic, modified bitumen may fit. If the roof is sound and dry, a restoration coating can extend it for less. Compare all three in our flat roof guide.
Manufacturer NDL (no-dollar-limit) warranties, such as a 20-year NDL, are available depending on the product and the warranty purchased, and are issued after the manufacturer's own inspection. We've done commercial jobs from about $1,000 repairs to multi-million-dollar projects, and owner Blake Snow brings 30 years of large commercial and industrial project experience, including casino properties (Imperial Palace, Boomtown, Casino Magic and Hard Rock).
Who we roof: warehouses · strip malls · churches · apartments · flat-roof homes. Back to commercial roofing.
Commercial warranty: a workmanship warranty from 10 years up to lifetime, depending on the job, plus 10- to 20-year NDL (no-dollar-limit) manufacturer warranties. Manufacturer coverage depends on the product and brand, and on the project qualifying for that manufacturer's program. We put the exact warranty for your roof in writing.
