Metal Roof Coating and Restoration

A metal roof with worn screws, rust spots and leaky laps doesn't always need replacing. If the panels are still sound, a restoration system can seal it up and reflect the Texas sun.

Our restoration steps

  1. Inspect panels, fasteners, laps and flashings. Every inspection comes with a free digital photo report, so you see what we see.
  2. Clean and treat rust; prime with a rust-inhibitive primer
  3. Replace or oversize fasteners with new washers
  4. Seal seams and laps with fabric-reinforced mastic or seam tape
  5. Topcoat with acrylic or silicone

When to replace instead

  • Rust holes through the panels across large areas
  • Panels too thin or damaged to hold fasteners
  • Structure needs work anyway

Then see new R-panel or commercial metal. For a repair-only visit, see metal roof repair.

Commercial warranty: a 10-year transferable workmanship warranty, plus 10- to 20-year NDL (no-dollar-limit) manufacturer warranties. Manufacturer coverage depends on the product and brand, and on the project qualifying for that manufacturer's program. We put the exact warranty for your roof in writing.

Certified, with 30 years installing every major roofing brand, a family roofing business going back 75 years, and over $80 million in completed roofing projects. 5.0 stars on Google at all three of our offices.

Frequently asked questions

Can a rusty metal roof be coated?

Yes, if rust is on the surface and the panels are sound. Rust is treated and primed first.

Do you replace the screws?

Yes. Worn fasteners and washers are a top cause of leaks, so we replace or oversize them.

Acrylic or silicone on metal?

Acrylic is common on sloped metal. Silicone suits low spots that hold water.
