Why silicone
- Handles ponding water better than most water-based coatings
- UV stable: it doesn't chalk or erode quickly in the sun
- Reflective white finish for cooler buildings
- Usually applied in a single, thick pass with fewer seams
Tradeoffs to know
- Slippery when wet, so walk pads are added where crews service equipment
- Attracts dirt over time, which reduces reflectivity a bit
- Hard to recoat with anything but silicone. Future recoats will be silicone too
Our process
- Inspection and moisture check. Every inspection comes with a free digital photo report, so you see what we see.
- Replace wet insulation and repair the substrate
- Power wash; prime if the substrate needs it
- Reinforce seams, penetrations and flashings
- Apply silicone at the specified thickness and check it
