Tile Roofing in Southlake, TX

Snow Roofing & Exteriors installs and repairs clay and concrete tile roofs in Southlake, including lift-and-relay jobs where the tile is still good but the underlayment under it has worn out. Owner Blake Snow has 30 years in the business and has personally installed slate, tile, copper and standing seam roofs many times over, in a family roofing business that goes back 75 years. Our Rhome office is about 22 road miles away. Call (817) 733-9228.

Why so many Southlake tile roofs leak while the tile looks fine

Clay and concrete tile can last for generations. The underlayment beneath it usually doesn't. On many tile roofs the felt or synthetic layer under the tile is what keeps water out, and once it dries, cracks or tears, water runs through even though the roof looks perfect from the street. Southlake has about 31,175 residents (2025 Census estimate), and lots of families stay in their homes for the long haul, so we see many tile roofs reaching that point.

Three ways to fix a tile roof

OptionWhen it fits
Spot repairA few cracked or slipped tiles, a failed pipe flashing, or a bad valley on an otherwise sound roof
Lift-and-relayThe tile is sound but the underlayment is failing. We remove and stack the tile, install new underlayment and flashing, and reset the same tile
Full replacementTile is broken widely, discontinued, or the owner wants a new color or profile

Our lift-and-relay article walks through how that job runs. More: tile repair and reset, clay tile and concrete tile.

Matching tile that's no longer made

Many older DFW tile roofs were built with profiles and colors that aren't made anymore. We look for current matches from makers such as Ludowici, Eagle and Westlake Royal, check salvage stock, and when nothing matches, pull tile from a hidden slope to fix the visible ones.

Southlake requires a permit for a new roof

The City of Southlake requires a building permit to replace a roof. Its February 2026 guidelines say the contractor must be registered with the city, the permit is filed online, the permit card has to be posted where it's visible from the road, and a final inspection is required. The city also tells homeowners to be cautious with contractors who want full payment up front. We agree. Most Southlake HOAs also review tile color and profile, so we provide manufacturer specs and samples.

Hail and tile around Southlake

NOAA's Storm Prediction Center logged 1-inch hail northwest of Grapevine on May 22, 2026 and along Hwy 114 in Grapevine on June 2, 2026, right next to Southlake. NOAA's Storm Events Database also lists 4-inch hail near Grapevine Reservoir on June 11, 2023. Concrete tile can crack or lose its surface coating in large hail, while broken clay tile is easy to spot. Tile also breaks when people walk it the wrong way, and an inspection should tell the difference. If you file an insurance claim, we document the damage and meet your adjuster on the roof. Texas law requires you to pay your deductible, and a contractor may not waive, absorb or rebate it. We never will.

How we inspect a roof you can't walk like a shingle roof

Slate and tile break under the wrong footstep, so a careless inspection can cause the damage it's looking for. We plan a walk path, step only where the pieces are supported, use roof ladders and pads where needed, and fly a drone over the areas that aren't safe to walk. Every inspection comes with a free digital photo report, so you see what we see. The report separates old breaks, fresh breaks and installation problems, because they lead to very different answers.

Frequently asked questions

My Southlake tile roof leaks but the tiles look fine. Why?

Usually the underlayment under the tile has failed. Tile sheds most of the water, but the underlayment is the real waterproofing layer. A lift-and-relay replaces the underlayment and flashing and reuses your sound tile.

Do I need a permit for a tile roof replacement in Southlake?

Yes. Southlake requires a building permit for roof replacement, a contractor registered with the city, a permit card posted visible from the road, and a final inspection.

Can you match my discontinued roof tile?

Often. We check current profiles from makers such as Ludowici, Eagle and Westlake Royal, look for salvaged tile, and if needed borrow tile from a hidden slope for visible repairs.

Is clay or concrete tile better for Southlake?

Both work. Clay keeps its color for a very long time; concrete costs less and comes in many shapes but can fade and wear on the surface over time. Your HOA rules and the look of the house usually decide it.
