Modified bitumen

Modified Bitumen Roofing for Low-Slope Buildings

Modified bitumen ("mod bit") is a multi-layer asphalt roof reinforced with polyester or fiberglass and modified with polymers. It's tough, repairable and handles foot traffic well. Owner Blake Snow has worked with mod bit and built-up roofs on large commercial projects, including casino properties.

Where mod bit shines

  • Roofs with regular foot traffic and HVAC service
  • Buildings where a multi-ply, redundant system is wanted
  • Older built-up roofs being replaced with a similar system

Application methods

Torch-applied

Seams fused with a torch. Common and durable; requires strict fire-safety practices.

Self-adhered

Peel-and-stick sheets. No open flame, good for occupied buildings.

Cold-applied

Set in adhesive. No flame and fewer fumes.

Cap sheets are usually granulated. White or reflective granules, or a reflective coating, help with Texas heat.

What sets the cost

  1. Size and number of plies
  2. Tear-off and deck condition
  3. Insulation and cover board
  4. Application method
  5. Flashings at walls, curbs, drains and equipment

Frequently asked questions

Is modified bitumen better than TPO?

Neither is better everywhere. Mod bit is multi-ply and handles foot traffic well; TPO is a reflective single-ply membrane. We recommend one based on your building and explain why.

Can modified bitumen be coated?

Yes. A compatible reflective coating can be applied to a sound mod bit roof to reflect heat and extend its life.

Do you repair modified bitumen roofs?

Yes. We repair blisters, open seams, flashing failures and storm damage, and we document the work with photos.

We get on the roof, photograph what we find, and tell you plainly whether you need a repair or a replacement.
