What goes wrong on storage roofs
- Exposed screws: washers dry out in the sun and screws back out, leaving hundreds of small leak points on an R-panel roof
- End laps on long runs: where shipped panels were spliced, laps loosen and rust
- Hail dents and broken light panels across every building at once
- Gutters and downspouts overloaded by long roof runs, spilling at unit doors
- Flat roofs on climate-controlled buildings and offices, with ponding and seam problems
Options, from least to most work
| Option | When it fits |
|---|---|
| Re-screw and seal | Panels are sound; the leaks are at screws, laps and trim |
| Restoration coating | Panels are sound but aging; seals fasteners and laps under one membrane |
| Retrofit over the old roof | Panels are worn out but the structure is good; no tear-off over stored units |
| New panels | R-panel or standing seam in 24 or 26 gauge, formed to length |
When more than one option makes sense, we price them side by side, building by building. Every inspection comes with a free digital photo report, so you see what we see.
Why panel length matters here
Storage buildings are long. When panels come from an outside shop, long runs often end up spliced with end laps that can leak later. We form panels on our own roll formers to the measured length of each run, so most runs go on in one piece.
Working around tenants
- Work planned around gate hours and the busiest move-in days
- Drive aisles kept open, with equipment staged at the ends of buildings
- Buildings done in order so the office and climate-controlled units stay protected
We offer same-day response in almost every case, and we answer leak and storm calls 24/7. We're certified with Johns Manville, GAF, CertainTeed, Owens Corning and Atlas. We also install gutters sized for long runs.
