The two kinds of warehouse roof we see most
| Building | Typical roof | Common problems | Usual options |
|---|---|---|---|
| Pre-engineered metal building | R-panel or standing seam | Backed-out screws, worn washers, rusted laps, leaking light panels, hail dents | Repair and re-screw, coating, retrofit over the old roof, or new panels |
| Tilt-wall or block warehouse | Low-slope membrane (TPO, PVC, mod bit, built-up) | Open seams, ponding near drains, wet insulation, failing flashing at walls and curbs | Repair, restoration coating, recover, or tear-off and new TPO or PVC |
Finding the wet areas before you pay for them
On a big low-slope roof, the leak inside is rarely right under the hole. Water runs along the deck and soaks insulation far from where it drips. We walk the roof, fly a drone for photos of areas that are hard to reach safely, and run drone thermal (infrared) scans that help show where water has gotten under the surface. That tells us whether the roof is a repair, a coating candidate or a replacement, and it keeps you from coating over wet insulation. Every inspection comes with a free digital photo report, so you see what we see.
Keeping the building running
- Zones: we open only what we can dry in the same day, so the building isn't left open overnight
- Docks and traffic: deliveries and dumpsters are placed around your dock schedule and truck lanes
- People below: work areas over occupied space are planned with your facility contact
- Racks and product: if a leak is over inventory, we tarp or make a temporary repair first
Things specific to warehouses
- Skylights and light panels: often the first thing hail breaks; we replace or cover them with the roof work
- Rooftop units and exhaust: curbs are re-flashed, and grease or chemical exhaust may point to PVC
- Drainage: gutters, scuppers and interior drains cleared and sized as part of the scope
- Insulation: a re-roof is the easiest time to add insulation to a low-slope roof
- Long metal runs: we form panels to the length of each run on our own roll formers, in 24 or 26 gauge
Repair, restore or replace?
When more than one option makes sense, we price them side by side, so you can compare a repair, a coating and a replacement on the same building. Manufacturer NDL (no-dollar-limit) warranties, such as a 20-year NDL, are available depending on the product and the warranty purchased, and are issued after the manufacturer's own inspection.
What helps us quote faster
- Roof access for an on-roof inspection, plus a contact who knows the building
- Leak history, past repair invoices and any existing warranty paperwork
- Drawings or a roof plan, if you have them
- Your schedule limits: hours, tenants, events, deliveries
- Your insurance certificate requirements, so we can send them before work starts

Commercial warranty: a workmanship warranty from 10 years up to lifetime, depending on the job, plus 10- to 20-year NDL (no-dollar-limit) manufacturer warranties. Manufacturer coverage depends on the product and brand, and on the project qualifying for that manufacturer's program. We put the exact warranty for your roof in writing.
