Is your roof a candidate?
| Usually yes | Usually no |
|---|---|
| Membrane or metal still attached and mostly sound | Widespread wet insulation |
| Leaks at seams, fasteners and flashings that can be repaired first | Rotted deck or structural problems |
| Dry insulation, with any wet areas small enough to cut out and replace | Membrane shrinking, splitting or blowing off |
| Owner wants to extend the roof and put off a replacement | An old coating the new one won't bond to |
Wet insulation is the most common deal-breaker. We walk the roof, fly a drone for photos of areas that are hard to reach safely, and run drone thermal (infrared) scans that help show where water has gotten under the surface. Core samples confirm what the scan shows. Every inspection comes with a free digital photo report, so you see what we see.
Coating chemistries for commercial roofs
| Coating | Strengths | Watch-outs |
|---|---|---|
| Silicone | Handles ponding water and UV; often one thick pass | Slick when wet; future recoats need silicone |
| Acrylic | Bright white and water-based; good on metal and roofs that drain | Not for ponding water |
| Urethane | Tough, impact- and traffic-resistant; a common base coat | Higher cost; solvent-based products need care on occupied buildings |
| Spray foam + coating | Adds insulation and corrects slope in one seamless layer | The coating must be maintained to protect the foam |
How a commercial restoration goes
- Inspection, drone thermal scan, and cores where needed
- Wet areas cut out and replaced
- Power wash, then repairs: seams, fasteners, laps, flashings and drains
- Primer where the substrate and product call for it
- Seams, fasteners and penetrations reinforced
- Coating applied at the manufacturer's specified thickness, checked as we go
- Photo documentation of the finished roof
Metal building roofs
Old R-panel roofs are some of the best coating candidates. Worn fasteners are replaced or sealed, laps and trim are sealed, rust is treated, and the whole roof gets one continuous membrane. See commercial R-panel and metal roof coatings. If the panels are too far gone, a retrofit is the better use of the money.
Products and warranties
We have hands-on experience with coating systems from American WeatherStar, EpoxyFlex, Carlisle and Tropical Roofing Products, and we choose the product for the roof and the warranty you want. Coating manufacturers tie warranty length to the product and the thickness applied, and some require their own inspection. Manufacturer NDL (no-dollar-limit) warranties, such as a 20-year NDL, are available depending on the product and the warranty purchased, and are issued after the manufacturer's own inspection.
Keeping a coated roof working
A coating is a surface that needs looking after. We put together maintenance packages based on the roof system, its age and its condition, and a sound coated roof can often be recoated later. We offer same-day response in almost every case, and we answer leak and storm calls 24/7.
Who we coat for: warehouses · mini storage · strip malls · churches. See all roof coating types, or go back to commercial roofing.
Commercial warranty: a workmanship warranty from 10 years up to lifetime, depending on the job, plus 10- to 20-year NDL (no-dollar-limit) manufacturer warranties. Manufacturer coverage depends on the product and brand, and on the project qualifying for that manufacturer's program. We put the exact warranty for your roof in writing.
