Standing seam on Westlake estates
Westlake is a small town of about 2,057 residents (2025 Census estimate), made up mostly of custom homes in gated and planned communities such as Vaquero, Glenwyck Farms, Terra Bella, Granada and Entrada. Most of those neighborhoods have architectural guidelines that control roofing materials and colors. Standing seam in a muted color, or as an accent over a porch, bay or entry, is one of the upgrades those guidelines most often allow.
Vaquero alone has about 300 custom homes around a Tom Fazio golf course, many with Mediterranean, French or Hill Country exteriors where metal accents already show up on porches and guest houses. Glenwyck Farms sits on wooded lots from about 0.8 acre to over an acre, so long valleys and limb strikes matter as much as the look from the street.
Full roof or accent?
Plenty of Westlake homes keep a designer shingle on the main roof and add standing seam over the front porch, a bay window or the entry. Others go all metal on modern and transitional builds. Both work. See standing seam accents in Westlake.
What we install
| Choice | Options |
|---|---|
| Seam type | Snap-lock or mechanically seamed (see which to choose) |
| Gauge | 24 or 26 gauge steel (see why we skip 29 gauge on homes) |
| Finish | Painted finishes in many colors (see colors and finishes) |
| Underlayment | High-temperature synthetic underlayment |
Cost depends on size, pitch, complexity and gauge. Our standing seam cost page explains what drives the price.
Hail near Westlake
NOAA's Storm Events Database lists 4.25-inch hail near Bartonville and 4-inch hail near Grapevine Reservoir on June 11, 2023, both in the area just north and east of Westlake. Tarrant County as a whole logged more than 500 hail reports from 2016 through mid-2026, 115 of them golf-ball size or larger. More recently, NOAA's Storm Prediction Center logged 1-inch hail northwest of Grapevine on May 22, 2026 and along Hwy 114 in Grapevine on June 2, 2026. Standing seam sheds hail and wind-driven rain well, but very large hail can still dent it, and we tell you that before you sign. If you file an insurance claim, we document the damage and meet your adjuster on the roof. Texas law requires you to pay your deductible, and a contractor may not waive, absorb or rebate it. We never will.
Westlake permits and HOA review
Contractors have to register with the Town of Westlake, and permits go through the Town's online MyGov system. Most Westlake HOAs also want to see the product, color and profile before work starts, so we give you manufacturer specs, color charts and samples for your architectural committee.
- Free inspection. Every inspection comes with a free digital photo report, so you see what we see.
- Written scope with seam type, gauge, color, underlayment and every flashing detail.
- HOA packet when your neighborhood needs one.
- Tear-off, deck check and dry-in, then panels formed on site to length.
- Final walk-through and a magnet sweep of the yard and driveway.
