Commercial roofs in Southlake
Southlake has about 31,175 residents (2025 Census estimate), and its commercial property is concentrated along State Highway 114 and Southlake Boulevard (FM 1709): mixed-use and retail around Southlake Town Square, medical and professional offices, banks, restaurants and churches. Those buildings mostly have low-slope roofs hidden behind parapets, with rooftop HVAC and a lot of penetrations — so most leaks start at curbs, parapet flashings, drains and seams, not in the middle of the field.
Systems we install and repair
TPO
White single-ply membrane with heat-welded seams. Common on retail and office roofs.
TPO →PVC
Single-ply for restaurant roofs with grease exhaust, where some membranes break down.
PVC →Modified bitumen
Multi-ply and tough under foot traffic around rooftop equipment.
Mod-bit →Commercial metal
Standing seam mansards and R-panel on service buildings, formed on our own roll formers.
Commercial metal →Coatings
Silicone and other restoration coatings when the roof is dry and sound.
Coatings →EPDM
Repairs and replacement on existing rubber roofs.
EPDM →Weighing options? Read TPO vs. modified bitumen vs. coating.
Repair, restore or replace — with a report you can hand to an owner
- Repair when the problem is local: a failed seam, curb, parapet flashing or drain.
- Restore with a coating when the membrane is sound and the insulation underneath is dry.
- Replace when wet insulation or a worn-out membrane would make anything else wasted money.
Every inspection comes with a free digital photo report, so you see what we see. We provide certificates of insurance before work starts and phase jobs section by section around business hours, Sunday services or tenants. Storefront roofs with mansards often mix a low-slope membrane behind the parapet with a visible metal or shingle face; we handle both.
Hail in northeast Tarrant County
NOAA's Storm Events Database lists 45 reports of hail 1.75 inches (golf-ball size) or larger within about 10 miles of Southlake from 2016 through September 2026, including 4.25-inch hail near Bartonville and 4-inch hail near Grapevine Reservoir on June 11, 2023, and 2.75-inch hail near Bedford on May 27, 2024. The Storm Prediction Center also logged 1-inch hail along Hwy 114 in Grapevine on June 2, 2026. Hail can bruise membranes and crack flashings in ways that only show up later as leaks. We answer storm and leak calls 24/7 — stop the water first, then document the cause. If you file an insurance claim, we document the damage and meet your adjuster on the roof. Texas law requires you to pay your deductible, and a contractor may not waive, absorb or rebate it. We never will.
Permits
The City of Southlake requires a building permit to replace a roof and requires contractors to register with the city. We confirm the commercial permit steps for your building before work starts.
