Standing seam in a tightly built estate town
Highland Park is a 2.2-square-mile residential "island city" about four miles north of downtown Dallas, surrounded by Dallas and University Park, with about 8,764 residents (Census estimate). Its land was bought in 1889 by the Philadelphia Place Land Association for development along Turtle Creek, and many homes date from the early and middle 1900s. That age is why roof decisions here are careful: slate, tile and copper details already set the look on many streets, and a metal roof has to fit that standard rather than fight it.
Full standing seam roofs show up on modern rebuilds and contemporary additions. Accent roofs — porches, bays, dormers, entries and low-slope wings — are just as common when the main planes stay slate, tile or a designer shingle. Both work when the seams, flashings and trim are detailed to match the house.
What we install
| Choice | Options |
|---|---|
| Seam type | Snap-lock or mechanically seamed (see which to choose) |
| Gauge | 24 or 26 gauge steel (see why we skip 29 gauge on homes) |
| Finish | Painted finishes in many colors (see colors and finishes) |
| Underlayment | High-temperature synthetic underlayment |
Because we run the roll former in your driveway, each panel runs the full length of its roof plane — see panels roll-formed to length. Cost depends on size, pitch, complexity and gauge; our standing seam cost page explains what drives the price.
Hail near the Park Cities
NOAA's Storm Events Database lists 10 reports of golf-ball size or larger hail within about 10 miles of Highland Park from 2016 through September 2026, the largest 2.5 inches near New Hope on June 2, 2017. More recently the Storm Prediction Center logged 1-inch hail 4 miles north-northwest of University Park on May 22, 2026. Standing seam sheds hail and wind-driven rain well, but very large hail can still dent it, and we tell you that before you sign. If you file an insurance claim, we document the damage and meet your adjuster on the roof. Texas law requires you to pay your deductible, and a contractor may not waive, absorb or rebate it. We never will.
Permits and neighborhood review
Highland Park issues building permits for roof work, and many streets have informal or formal expectations about material and color. We provide manufacturer specs, color charts and samples so you can clear the work with the town and any review board before we start.
- Free inspection. Every inspection comes with a free digital photo report, so you see what we see.
- Written scope with seam type, gauge, color, underlayment and every flashing detail.
- Permit packet and color samples for town or neighborhood review when needed.
- Tear-off, deck check and dry-in, then panels formed on site to length.
- Final walk-through and a magnet sweep of the yard and driveway.
