Standing seam on Preston Hollow estates
Preston Hollow is a North Dallas neighborhood, not a separate city. It was farmland until the 1920s and 1930s, when developers Ira P. DeLoache and Al Joyce began carving estate lots out of old farm parcels west of Preston Road. Residents incorporated it as its own town of about two square miles in 1939 and voted to join Dallas in 1945. "Old Preston Hollow" — roughly Northwest Highway to Walnut Hill Lane between Preston Road and Midway Road — is still known for large lots and houses set far back from the street, and architect Charles Dilbeck designed many of its landmark homes in the 1930s and early 1940s.
That mix — 1930s and 1950s originals next to large new builds — is why standing seam shows up here in two very different ways. On contemporary and modern-farmhouse rebuilds it's often the whole roof: long, quiet panels with concealed fasteners. On traditional Tudor, Georgian and ranch-style estates it's usually an accent over a porch, bay, dormer, breezeway or low-slope wing, with slate, tile or a designer shingle on the main roof.
Long runs, big lots, formed on site
Large Preston Hollow roofs have long rafters and long eaves. Factory panels have to be trucked in at fixed lengths and sometimes lapped; we bring the roll former to the driveway and form each panel the full length of its roof plane. Deep lots make that easier, and fewer end laps mean fewer places for water to get in. See panels roll-formed to length.
| Choice | Options |
|---|---|
| Seam type | Snap-lock for most steep roofs; mechanically seamed for low pitch and very long runs (compare) |
| Gauge | 24 or 26 gauge steel — never 29 gauge on a home (why) |
| Finish | Painted finishes in many colors (colors and finishes) |
| Transitions | Metal-to-slate, metal-to-tile and metal-to-masonry flashings built for the house, not off-the-shelf trim |
Price depends on size, pitch, complexity and gauge; our standing seam cost page explains what moves the number.
Trees, debris and low-slope wings
Many Preston Hollow lots carry mature trees over the roof. Standing seam sheds leaves better than textured roofs, but valleys and the uphill side of chimneys still collect debris, so we size valleys and crickets for it. Low-slope additions and porches that were built with roll roofing or a coating are a common place to switch to mechanically seamed panels.
Hail near Preston Hollow
NOAA's Storm Events Database lists 15 reports of hail 1.75 inches (golf-ball size) or larger within about 10 miles of Preston Hollow from 2016 through September 2026. The largest was 3-inch hail near Carrollton on June 6, 2018, with 2.25-inch hail near Richardson on September 24, 2023 and 1.75-inch hail near Richardson as recently as April 27, 2026. The Storm Prediction Center also logged 1-inch hail 4 miles north-northwest of University Park on May 22, 2026, just south of Preston Hollow. Standing seam usually keeps shedding water after hail that would ruin a shingle roof, but very large hail can still dent it, and we tell you that before you sign. If you file an insurance claim, we document the damage and meet your adjuster on the roof. Texas law requires you to pay your deductible, and a contractor may not waive, absorb or rebate it. We never will.
City of Dallas permits
Because Preston Hollow is inside the City of Dallas, the city's rules apply. Dallas says replacing large areas of a roof or an entire roof requires a re-roof permit; its published exemption for single-family re-roofs is limited to work valued at $500 or less, and structural repairs to rafters or joists need a building permit. The city also notes that historic and conservation districts have extra requirements for exterior work. We check the address, pull the permit and schedule the inspections.
